The first impression of your property is through the photography of your online advertisement. A well-presented property online, with professional photography generates maximum market interest, which plays a big part in the success of a sale campaign. If your property feels a bit tired, we recommend installing new flooring and a fresh coat of paint. Although photos can be enhanced to entice potential buyer’s through your door, ultimately, it's a process to get your property photo ready, and subsequently inspection ready. Not everyone can see past the wear and tear, and a small investment to freshen up your property can potentially get you tens of thousands of dollars more with your sold price. It’s always good to be organised and have your property photoshoot ready before the photographer arrives, here’s a room-by-room checklist to help turn your property into a show home.

Throughout Property - Clean the whole property, including vacuuming the carpet, mopping floors, and cleaning bench tops. - Clean all your windows and mirrors - Declutter any small items off the tables - Turn all TVs and computer screens off - Store away personal photographs and jewellery items - Ensure all shoes and toys are put away - Open all blinds and curtains to bring in natural light - Turn on all lights

Kitchen - Add a splash of colour with lime and lemon in a fruit bowl - Add small pot plants or herbs on the kitchen bench - Store most of the appliances away, and only display one or a maximum of two appliances e.g kettle, coffee machine etc - Remove everything from the fridge doors including magnets, artwork, and flyers - Hide rubbish bins - Ensure the sink is clean and empty

Dining table - Remove all clutter from the table and clean the table thoroughly - Place a centrepiece, flower in a vase, or a decorative or ornament at the centre of the table - Ensure the chairs are evenly spaced around the table

Living / Family room - Store away all magazines, newspapers, mail, books - Declutter any non-decorative items in the cupboards - Hide remote controls - Fluff up all cushions, add a throw - Hide all kid's toys - Decorate the living area with some indoor plants and ensure all dead leaves are removed

Bathroom - Ensure all toiletries are stored inside the vanity cupboard - Remove shampoos, soaps etc from showers and bathtubs - Ensure all mirrors and shower doors are cleaned - Ensure the toilet seat is down - Add a new toilet roll, some nice soap, a small pot plant and a candle - Add new fresh towels, white or a splash of colour

Bedroom - Make all beds neat, it's worth investing in some new sheets, cushions, and throws - Remove all personal items from bedside tables. A bedside lamp, a small pot plant, some books, and a candle will do perfectly - Remove all family photos and any wall stickers

Balcony - Clean the balcony floor and windows - Add some outdoor plants and outdoor furniture if you don’t already have them. Remember less is more. A small table, two chairs, and some cushions are all you need.

Pets - Remove pet beds and toys. Hide food and water bowls and litter boxes - Vacuum sofas to ensure there is no animal hair - Keep pets out of the house during the photoshoot and open for inspection If you are home while the photos are taken, we recommend proofing the photos at the end of the shoot with the photographer to ensure you are happy with every shot taken.
